Screen Tearing Vsync on and Triple Buffering on

I am getting horizontal screen tearing in most games (Farcry 3, AC4, Outlast, Bioshock Infinite) I have tried with vsync and triple buffering on, using nvidiainspector and the normal control panel without success.

CPU - I7 2600k 3.4ghz
RAM - 8 GB
GPU - 780ti, also tried 560ti screen tearing with both
Monitor - Benq 2720t and also Sony Bravia 1080p, screen tearing on both

I have tried 60hz, 100hz and 120hz with no success and am using dual link dvi in monitor and hdmi for tvs. I have reset all overclock settings without success. The only thing I haven't tried is updating BIOS and that sounds risky. Please any more suggestions would be appreciated

Hit the nail on the head, updating the bios on your motherboard is risky per se, but so is driving. I would make sure all programs are closed, and download/install the bios from the motherboard manufacturer's support website. See if it goes away.

I trust your reinstalled your graphics card drivers

I have reinstalled the graphics drivers, yes wiped all trace of nvidia and reinstalled up to date drivers. I was hoping that updating bios wouldn't be necessary but it's looking like the only option. Clutching at straws now to see if there is any other option.

I have updated bios on probably 30+ machines, only time I have ever had a problem was when there were too many programs/processes open.

GO TO RUN, TYPE IN SERVICES.MSC
GO TO Desktop Window Manager Session Manager RIGHT CLICK ON IT AND THEN PROPERTIES, THEN AUTOMATIC, THEN START SERVICE, THEN APPLY
SAME THING IS WITH Theme SERVICE, AND THAT'S ALL
