How does overclocking affects my gaming ?

I'm planning to buy Intel i5 4670K and I'm not sure if I will overclock it, I'm planning to downgrade it to intel i5 4670, does cpu w/o K can't overclock ? Plus, buying cpu w/o K can downgrade my cpu cooler too, so I can upgrade my GPU into 280x

If your processor is marginal, your gfx card will not run at full potential. But your CPU is fine at stock for the 280X. Increasing the CPU clock will improve gaming a bit in intense areas, but it isn't really necessary. Fun, but not necessary.
The non-K will OC via the base clock. But you will be limited as to how much. And everything else on the base clock will be OC'd too. So you'll have to back off on their clock multipliers. If you want to OC, go K. If not, save some $ and go with the non-K. At that class of processor, it isn't really needed.

Do you think i5 4670k and sapphire r9 270x will be powerful for far cry 3 and assasins creed ?

You're thinking the right way. All of the extra money spent on overclocking could be put to better uses like in a better video card.

I don't care how much you overclock it, a 4670k + R9 270x is not going to be near as good in gaming as a 4670 + 280x.

Overclocking doesn't really do much to warrant prepping and spending extra money imo. Gaming-wise, oc'ing the cpu practically does nothing (applications meh less you like counting seconds), while gpu can give a somewhat meaningful boost with the expense of added heat and noise.

You're on the right track. Get the 280X and same cpu w/o the K.
