so basically I want to know what would be more future proof. i5 4670k with a Z87 motherboard (hence overclocking it to 4.0 at least) + a better CPU cooler with a Gigabyte GeForce GTX 760 OC or going for a normal i5 4670 or even 4570 with a H87 motherboard, but a GTX 770 instead of the 760.

is overclocking the 4670k that good to justify the more expensive motherboard and an extra fan which I can use instead for a better GPU?

More about : 4670k gtx 760 4760 gtx 770

An I5 with a GTX770 will always beat an Overclocked I5 with a GTX760 because the performance difference between the two cards in games is way more than can be made up by the CPU overclock.

do you reckon it would last me for at least 2 years if I go for the GTX 770 before I have to upgrade again?

You want the better GPU. I would go with something like this.

PCPartPicker part list / Price breakdown by merchant / Benchmarks

CPU: Intel Core i5-4570 3.2GHz Quad-Core Processor ($189.98 @ SuperBiiz)
Motherboard: ASRock B85 Pro4 ATX LGA1150 Motherboard ($69.99 @ Newegg)
Video Card: PNY GeForce GTX 770 2GB Video Card ($327.99 @ Amazon)
Total: $587.96
(Prices include shipping, taxes, and discounts when available.)
