Its not homework or project. And am not asking for spoon fed solution. All I need is feedback to see if am thinking in the right direction.

Unfortunately, but my background in networking is mostly theory and some practice, but not standards. I can't comment on the general design, but I would ask why you're limiting yourself to such a small portion of the 10.x private range. The subnetting would be much cleaner and easier to understand for humans if you just subnetted on octet boundaries instead of something like 255.255.255.252. 10.x is a large range, I would personally waste IP addresses to use 255.255.255.0 as the smallest subnet.

I absolutely agree with you on subnetting. Not just easy to read, it would be helpful in summarizing the subnets, leave space for future use and reserve double addresses for backup.redundant DHCP.
But, this very poor scenario dictates no wastage of IP address (or minimize you can say because its not possible to have zero wastage of IP address if hosts are not (2 pow n) - 2).
