You don't have to, but you may want to. Yes three years is a good time frame. In three years you will get the urge to upgrade and use newer available components. That is the issue. The games will still run fine either way.
Intel generally releases new CPUs every 12-18 months or so Sandy Bridge was 2011, Ivy Bridge 2012, Haswell last year, Haswell refresh this year, Broadwell on the way, which does't count the X79 and E series(s),
