Still causing FPS lag!

Last time i encountered a problem regarding fps drops in all games. I was advised from here to get a new smps since i had a doubt whether the Coolermaster Extreme 2 is faulty.. so i went ahead and got myself a Antec Neo Eco 520 smps. For a week everything was smooth. but from yesterday again fps problems started. Please help me

-AMD FX-4100 3.6Ghz (no OC)
-Antec C-20 Cpu cooler
-MSI 760GM-P21 (FX) motherboard (a basic motherboard)
-Corsair Value Select 4x2 8GB DDR3 RAM
-Seagate 250 GB HDD
-WD blue 1TB HDD
-LG Modisk DVD writer
- HIS Radeon 7850 2GB DDR5 ICEqX graphics card (wont overclock)
-4 case fans
- Antec Neo Eco 520C 520W Psu
 
The Antec Neo is made by Seasonic and so should be really good.

The CPU and graphics card are middle at best. So you can't expect high fps at 1080p. What monitor and resolution do you run games at?

Corsair is a good brand for RAM

What CPU temperatures are you getting (use HWMonitor or similar)?

I play at 1366x768 resolution. Its like it was okay for a week or so and again it started.Temps barely reaches 65. even in my country its so hot here. Problem is after 5-7mins of gameplay my fps falls from 70-80 TO 19-20-25.. and again shoots up.

Every game i used to play with 0 problems. I used to play everything at ultra or high settings. Iam not only suffering problems with online but also with offline games. 80 is the danger temp for every thing as much as i have read. and my cpu hardly touches 62-63.. hardly

What!? 65C is perfectly fine for gaming.
To be honest with you I believe it's your CPU that gives you a bottleneck. The FX-4100 is not really good for gaming. Sorry to hear that you used money on other stuff.
What games do you play? If BF4 try out AMD's Mantle driver as Mantle gives low end CPU builds a performance boost.

i completed each and every game that came out in the last 1.5 years without a single problem... this is lag problem am facing with every game. Game runs buttery smooth and after 5-7 mins of gameplay the fps just drops down to 22-25 even when am standing just and doing nothing. its happening in EVERY game! and gain it shoots back to normal!

Well what you describe does sound like a throttling issue but 65 c is a perfectly normal temperature. I take it that you already tried to do a clean install of your drivers using driver sweeper etc.?

So the temps for the GPU was 65 and 62-63 for the CPU?

Be sure to record your temperatures at all time while gaming and not just ALT-TAB out once in a while.
 
http://www.tomshardware.com/reviews/radeon-hd-7870-review-benchmark,3148-6.html shows you should get somewhere about 50 fps. Have a look at the bf3 forums. You'll find some parts of the game where fps drops a lot because of the activity in the game eg explosions, multiple players, complex terrain, fast movement.
I think your pc is doing what it is supposed to do. This isn't lag (or delay), it's just fps drops. lag is created mainly by low internet speeds and poor moniotor and mouse.

Its causing the lag in EVERY game! not only bf3. In EVERY game.. and yes temps are normal for both gpu and cpu.. Net speed is needed when i play a multiplayer game.. i even get lags in single player games. Lags are periodic and drops and shoots again. even if am standing and staring at a wall... :/

Those games which i used to play earlier with 0 problems are expriencing lag now. Cpu usage is not getting 100%.. neither overheating.. i have been thinking since its so hot here.. is it possible because of that? or is it my house electricity problem or my ups problem.. the ups i use is Intex Protector 725..

ok, before formmating i just want to knw1 thing..if its a hardware issue (some ppl says) ..then it would have always lag when the gpu is on load. yesterday i was playing i dint face the lag for half n hour or so... also i took my cpu to my friends place, there also it dint lag... but today again it lagged. fps dropped to 25-26 for 2 to 3 secs and then back to normal... is my ups bad? or my house electricitty problem?
