Major fps issues with new comp

Hello all I have a rather frustrating problem. I just built my own computer and I know the basics of the parts and computers in general not an expert by any means. Anywho I recently bought BF4 and titanfall and am running the games on mediocre setting and still have fps drop to yellow readings and even sometimes red -_- I have been told and feel I should be able to run the games much higher than this with no problems... Specs
I5-4670k
8gb gskill rip jaw 1700
Pny Gtx 770 2g
MB GIGABYTE|G1.SNIPER Z87 R
Apevia 700w psu
And a generic CPU fan
I have all the video settings available but I'm sure none of you wish to see that mess ... I have vsync off always and usually turn shadows off which are fairly important right? I think? Maybe? Anyway if anyone has any advise such as settings on comp, bios, or In game (which I've tinkered with a lot) all drivers up to date
Or really freaking anything I would greatly greatly appreciate it. Thank you in advanced

I can say from experience that a gtx 770 can run bf4 maxed at 60+ fps. Just to be sure, do you have your screen plugged in to the graphics card and not the motherboard? And have you updated your drivers lately?

Yea it is plugged directly into the card and I've checked all my drivers which are up to date

Do other games run fine or is it slow everywhere?

A gtx770 should be able to play BF4 without any problems.
Make sure that:

    The cable to your monitor is plugged into your graphics card
    The graphics adapter is set to PCIE in the bios
    Your drivers are up-to-date and that you removed any old GPU drivers. You can also try reinstalling your drivers.


How about other games? Is it just bf4 and Titanfall or every game? If it performs poorly every game and you've tried everything, your GPU might be faulty, in that case consider sending it back

I'm unsure on the bios settings I will check in a minute ... I'm pretty sure I was ultra for AC black flag and splinter cell black list ... But not sure
