Why is sims 3 laggy on my pc?

It's a game from 2009 yet it's laggy on my pc even though i run everything on ultra with smooth fps.. Fx-6300 3.5ghz 6 core, 8gb ram, HD 7870 oc edition. If someone knows how to make sims 3 faster please tell me :/

Lag is from - Monitor, Keyboard and mouse, internet, router and wifi card plus minor from pc

Is this an internet based game or just off disc?

Have you overclocked your cpu or gpu?

What psu have you got - make and model?

Keyboard?

Mouse?

Monitor?

Router?

Internet speed?

Wifi card?

It's internet based, no nothing is overclocked, keyboard and mouse are made by PowerCool, acer 24" LED monitor, 450w power supply, internet speed and wifi don't matter it's not an online game it's single player.

the high detail lots setting could make the game crash or get laggy, try lowering it to 3.

I changed "High Detail Lots" to 3 on my system and reduced tree quality one step (this was huge for my heavily wooded shack) and that got it running smooth for me. When I moved my family to another town that helped the random stutters that I had been experiencing too since it trashed all my relationships (stupid celebrities with maxed charisma being friends with everyone they meet). I think I will opt-out of the celebrity system when the teenager I have been raising moves out.
