Possible GTX 780 problems

I'm not entirely sure whether it's a problem on my card's part, but I figure it's worth asking. Whenever I play a game with (pardon my terrible lack of familiarity with the correct terms) open world-type features + games where it loads as you walk (e.g. World of Warcraft, Skyrim, Minecraft), I get jittery frames and freezing as it loads new textures +/ areas. I've tried many, many solutions, none of which have worked. Any thoughts are appreciated, and I can provide more info if needed.
 
Solution
The only thing i could think of in this case is that this is a motherboard related issue, i bet the motherboard is having a hard time with all those high end components. If you can upgrade to a good z87 or z97 motherboard

Windows 7 Home Premium 64-bit

I'm not all that tech-savvy (if the question itself didn't make that obvious), so hopefully that was all you needed.

I've tried many drivers. Beta, certified, new, old - you name it. None of them have fixed the problem.
 
It is a shame you pair the i7 with a low end motherboard that does not allow overclockability.
Have you tried to reinstall the game.
What are the temperature of the cpu and graphic card at idle and when you are in game. You can use HWmonitor to see measure the temps

I disabled hyper threading at your request, and I'm still encountering the problem.

I've reinstalled each game I'm trying several times, on both of my disks - one a SSD, the other a HDD.

The temp - out of a game - idles around 35c, depending on the temperature of my room (which ranges considerably). When in a game, it usually sits at about 45c. This goes for both the GPU and CPU as far as I know.

EDIT: It might be worth noting that 2D or games similar to Diablo 2/3 have no issues. It's only open world games.

The computer was a fresh build, so I've not had anything else in conjunction with the other parts.

My old computer didn't have these specific problems, though it dealt with poor performance as it was a poor build. On that build I had a GTX 560, I believe.

I suppose it could just as easily be any of the other parts in this computer.
