How can I get more out of my PC?

I built my own computer and I put in some pretty great parts. I like to game on my pc I want my games to run smoothly and look good. I'm currently playing Assassins Creed Black Flag and I want to be able to run everything on high and have it run smoothly. I only get about 30 fps out of it and I want at least 60 fps. What I have in my computer is a Intel i7 processor, ASUS MAXIMUS VI FORMULA, EVGA SuperClocked w/ ACX Cooling 02G-P4-2774-KR GeForce GTX 770 2GB 256-bit GDDR5 PCI Express 3.0 SLI Support Video Card. What can I do to make my games run better and look better?

Did you update your gpu drivers from Nvidia website?
You should get about 52 fps average.

Yeah I downloaded the GeForce Experience and everything is up to date. My average is 30 fps, but I mean if I'm standing and do nothing it boost right back up to 60 fps. Is there something I can configure on my motherboard? It uses a Republic of Gamers setup.

And also disable hardware acceleration in games and try to lower your graphic and audio settings in games
