HELP! GAMING PC BUILD! 70k Philippines Pesos / $1600 CPU only no peripherals

So far this is what I have in my build. I'd like to stick with a 4770k yet change the VGA to at least a GTX 780 while staying within my price range. I know most people here will give me builds based on pcpartpicker, thats fine as long as shipping fees and everything else are included. But builds based on the links I provide would be most welcome :)

Well that's a pretty good start but the fan controller, extra fans and the sound card are all a waste of money. You can drop these things and invest more in your GPU. I also wouldn't include anti virus software in your budget. You can use AVG Free and it works fine. If it's gaming you are going for you also don't need the i7 or 16GB of RAM. You can drop these things to an i5-4670K and 8GB of DDR3-2133 and then upgrade your GPU to a GTX 780.

Oh yeah i'm sorry i forgot to add, i'm using this for Gaming as well as Architectural Rendering :)  the hyper 212x is good on its own?

Took out the AV, fans, and fan ctrl.. down to 50,230.. but which VGA do i choose? I can go up to 76k i guess.
