Buildling my first rig, I understand the i7 is better overall but I cannot afford both this and an 290 so what would be the best? Also want to run this for at least 3 years so can an i5 still run multi-thread games well enough to not have problems?
Game performance is generally more dependent on the GPU. An i7 4770K, even in multithreaded games, won't give that much of a performance boost over an i5. It's decent, but in the single digits. A better GPU however could give more.
Since the i5 4670k already has more than enough per-core performance I'd take the i5 and R9 290. Be sure to grab a new Z97 motherboard with it.

The 4670K can run smooth on games nowadays but the 4770K will be the best choice as it is faster in multi-threaded games.I suggest getting the 4770K and save for atleast an R9 290X
i'd say if you are tight with budget just go for 4670K with 280X they will be more than enough for most of the games on market for high-ultra settings.
(if you are not benchmark crazy, I dont think there is much need for a higher system)

But if you choose a powerful GPU, that would be an entirely different scenario. So get i5 4670K and OC it to avoid any unfortunate bottleneck issues.

Think this is what I will go for, yeh will try grab one of the Asus z97, like the look of the auto overclocking as I know absolutely nothing about that, do you think I will need an i5 4670k straight away or just a few years down the line when it gets a lot more obsolete?

It will be more than adequate at stock frequencies. You've got nothing to worry about.

The high end Xeons are server CPUs, but the E3 1230v3 is basically exactly the same as a locked i7 4770 minus the integrated graphics, at the price of an i5 4670k. If you don't need to overclock, you should absolutely go with a Xeon E3 1230v3.
