Possible Gaming PC & Video Rendering Build

Hi Guys,

I'm pretty new to the whole building you're own rig I have a rough knowledge but your help would be greatly appreciated. I am looking to use it for mainly gaming but also rending videos for assignments.

Potential Build:

Intel i7-4770k Quad Core (3.5Ghz) 8Mb Cache
Gigabyte Z97X Gaming 3
16GB Kingston Hyper-X Fury Dual-DDR3 1600Mhz
2GB NVIDIA GEFORCE GTX 760
2TB 3.5" SATA-III 6GB/s HDD 7200RPM 64MB CACHE
CORSAIR 650W RM SERIES™
22dBA Triple Copper Heatpipe Intel CPU Cooler

It's just above my top end of what I'm wanting to put into it. Any advice would be greatly appreciated as I would like to use this rig for a while!

The extra cores may help in video rendering. Although if you will mainly be gaming an i5 is fine. Get an i7 if you can afford to get the GTX 770 AND the i7. Otherwise get a list of the games you will mainly play and check if they are GPU or CPU bound games.

I know it wouldn't be exact but would I get the same performance if I drop the CPU to a i5-4670k and put the additional money into the GTX 770?
