CPU or GPU upgrade for gaming

Hi, i'm curently running a pc with a i5-2500k 3.30Ghz processor and a GTX 580 graphic card, and i want to upgrade it for gaming, but the budget will do me only one upgrade.
I'm thinking between a i7-4770k processor or a GTX 770 graphic card.
Wich one you guys think would give me the better boost im gaming?

I'd have to go with the graphics card. As the other user recommended, the GPU usually comes first for games. The discrepancy between the 2500k and the 4770k vs the discrepancy between the two GPUs would favor the GTX 770 because it is a significant leap forward, more significant than the CPU upgrade I would think.

Logic dictates that, if you plan on upgrading anyway, you may as well take a shot at overclocking. You may find that overclocking allows you to squeeze out a more satisfactory amount of performance, and you may be able to hold off on the upgrade.

Well, i enjoy playing games at maximum graphic settings, and with with my current set i'm having trouble with some games, like Assassin's Creed 4, running 25 fps at medium, and i few others...
Overclocking might be an option, but i would prefer not to.
