Upgrading my gaming pc to fit rendering

Hey guys. I recently built a gaming PC, but now I consider on upgrading its stuffs to fit my architect study.
Yeah I'm still playing video games, but I also need huge performance on rendering. I'm so new to rendering component, so please help me out.
My current build:
i5 4570
Gigabyte h87m hd3
4gb ram
1t hhd
Gtx 750 ti
500w ps
I need to get it fit with both gaming and render.
For the budget, I can spend around 400-500, but if I can sell my old things, those money would be added up in my budget permitted. I'm an amateur at this point, and I don't even know how to sell my stuff. Please also give me idea about it.

your cpu is probably fine for rendering and not going to get much better without going to dual cpu xeons or something. depending on the software, most rendering is cpu based and therefore your gpu doesn't matter much in the equation. your ram is going to be your biggest bottleneck. your board only has two slots though, so the most you could upgrade to is 16gb, and that would probably help rendering.

it depends on what software you will using, if it will benefit from a better gpu or not.

CPU
GPU
RAM

Add 4-12 more gigs of RAM
get an i7 4770 and sell the i5
GPU is not very good. Get a 770 or 780.

you can sell the i5 on EBAY! :) 

you will see little to no performance difference upgrading your gpu since both CAD and sketch up use openGL.

i suggest you consider to at first get i7. then sell the i5 and use the money to buy 16gbs of RAM and another HD to use as a cache drive for CAD and sketchup.
