Properly avoiding ESD

So im getting ready right now to change my heatsink to a better one. I just moved and now I have carpet. But my kitchen is tile so thats where im going to work on it at. I have a wrist strap. I hear alot of people saying just connect the clip on the strap to the case and thats it....others say this and that and you just cant simply do that to avoid esd. Someone tell me the proper way cuz I spent 1000 dollars on this and im now risking anything. If I cant avoid esd properly then I wont even worry about opening it. Can anyone explain this to me. Correctly that is?

clip - strap - case works. If you want to go nuts - do this in the kitchen wearing thick rubber soled shoes and then touch the metal part of the sink-faucet. You are now completely discharged. (Smoke a cigarette and catch your breath if you wish.)

Since the tile does not store static (near the level of carpet.) You are isolated by the shoes. You are one with the metal of the case - and you have touched a grounded device (your water pipes) - move forward.
