Fps problem in ac 4

While playing ac 4 i get around 30-40 fps it can drop to 20. i've tried using vsync and tripple buffering but it wont help.
i can get up to 120 fps in bf4 with ultra, but why would my ac 4 lag?

My system:
Geforce gtx 780
I7-4770
500w power supply
8gb ram

If you don't know what model you have, you need to remove the side panel of your PC case, there should be a sticker with a table on the side of the PSU, like this:

Also you can check with a a software like GPU-Z if the GTX 780 reach above 90% usage while gaming.

Turn off TXAA and just go with FXAA. Your power supply is fine if you are playing the game at all. Focus on your game settings, both in game and in the Nvidia Control Panel Program Settings tab. Play around with Ambient Occlusion, Antialiasing, and make sure your Dual GPU/Mixed monitor setting is set to "Single display performance mode". Turn off VSync and Triple Buffering.

AC4 is pretty demanding. This is with PhysX off:
