CPU advice on next build

My old computer is way dated so I am starting over basically. I really like the i5 4690 cpu but I see that i5 4690k is coming out on the 25th.
I have never been into over clocking but its not really that much more to go with the k version and from what I have read it seems like overclocking is now much much easier. My last build was early 08 and I have not kept up with whats going on in the building industry.

So my question is this. If you over clock your cpu do you see a big difference in cpu heavy games? Most of the games I play are still single core games without multi core support. So would I see a big difference in my game play with over clocking to something like 4.2 or 4.4? I plan to get the GTX 770 2gb gpu and 16gb of ram but was wondering if I should get the unlocked version or not.

If the unlocked chip is the way to go then what mobo (budget but supported) should I get.

It'll make some difference in games or situations within games that are intensely CPU-bound. But the difference is usually a couple of frames. Its not going to make an unplayable game playable. Generally most of us who overclock do it because we find the process of overclocking fun, not because the performance difference is that large.

That being said, the times when overclocking makes no difference are the times when you don't need more performance anyway. Overclocking makes more of a difference the more strangled for CPU performance you are. 3-5 FPS stops looking so marginal when you're stuck at 35 FPS in Guild Wars 2, for example.

Ultimately its up to you, but I suggest erring on the side of the -4690K if you're unsure. Nothing is forcing you to overclock it, but the -4690 will actually lock you out of the chance to change your mind. Also, note that a Z97 motherboard (or Z87 with BIOS update) is needed to use a -4690K and take advantage of its unlocked multiplier. If you aren't overclocking, H97 is fine.
