Low fps with i5-4570 and GTX 770

Hello everyone, month ago I build my first custom pc with i5-4570 stock cooler and Msi gtx 770. I'm currently playing WoW and Watchdogs, i thought I will get ultra +60fps in wow, but even with High preset i occasionally get lag spikes, the same goes for watch dogs, by benchmarks i would be able to play that game atleast at high and +50 fps, i with medium I have only 30. Crysis 3 the same - medium, 30 fps. I have every driver updated. I checked my cpu usage if it don't throttle with stock cooler but usage is average 20-40%.. Can somebody please help me how to get more fps ?
