Strange graphics behavior

Hey guys,

Recently finished my first build (posted about it already) and have been in the process of installing new games for about a week. I started playing Metro: Last Light and Darksiders II yesterday and saw some very strange performance issues that should not be present with the components I have installed. Was hoping some of you could help me figure out if this is a hardware issue or an issue on my end. I'll list my specs first so you have an idea what I'm working with then post the issues

Specs:
CPU: FX-8350 stock speed
CPU cooler: CM Nepton 280L
MOBO: ASRockFatal1ty 990FX Killer
GPU: MSI R9 280x 6GB OC mode (1050 MHz)
Storage: Samsung 840 Evo 250GB
PSU: EVGA SuperNova 750G Fully Modular
RAM: Corsair Vengeance 2x8GB 1600 MHz
*CPU has been stress tested with both Intel Burn Test and Prime95 and appears to be stable (to my understanding)

1) On Metro: Last Light AMD Gaming Evolution claims I should be able to run the game at 1920x1080 with all graphics settings on High or Ultra with no problems. However, after only several minutes of play, it starts to slow down significantly sometimes even becoming unplayable. According to MSI Afterburner the temperature doesn't rise above 55C.

2) On Darksiders II, regardless of settings at 1080p (even shadows/aliasing at a minimum) there is a ton of what I think is either flickering or screen-tearing.

Anyway, I wanted to know if I'm just trying to play these games at too high of a setting or if this could be a problem with the GPU itself.
