FPS drop in open world games only

Whenever I play open world games I cant get stable or high fps.
Is this normal?
I have just built a new computer w/ these specs=

windows 7 64 bit
Asrock z87 fatal1ty killer mobo
16gb ram 1600mhz
gtx 760 2gb superclocked
i7 4770k

all drivers have been updated and installed correctly

FPS in DayZ standalone- avg. 34
GTA 4- avg.57
The forrest- avg. 45

All settings are maxed and the fps will drop to 30 and spring back up too whatever is listed above.
Other games such as Borderlands 2 and Black ops 2 settings maxed I can get 120 fps solid.

Is this normal?

GTA 4 is apparently a horrible port, meanwhile, The Forest and DayZ aren't done. All 3 of those games are poorly optimized (won't use a PC's resources effectively), though there's hope of improvement in future updates for The Forest and DayZ.

There could be other issues preventing good performance in those games on your PC. Maybe it's fixable. I'm not sure.
