I looking to upgrade my computer the rest of the way in hopes that I get rid of my CPU bottleneck and get a little more performance out of my graphics card. I have a lot of older games purchased on steam and rarely buy brand new games. I would like to be able to play Skyrim in 1080p with texture mods including an ENB. I get 30 fps in 1600 by 900 with a ton of mods installed but have huge lag spikes.
What I have now -
CPU - AMD Phenom ii x4 810
GPU - XFX Radeon Double D R9 270X
PSU - Seasonic S12II 620 Bronze
SSD - Samsung EVO 120GB
Case - Corsair Carbide Series 500R
OS - Windows 7 Home Premium (I am going to try to re-install again on my SSD with new motherboard and hope it will allow me to activate it)
Motherboard, RAM, and HDD are from 2009 HP OEM Desktop.
I am a college student so I don't have a huge budget but if it's worth going Intel I will, I just won't be able to get a better bike, haha. I plan to build a new system in 5 years or so anyways. These are my two choices -
Intel System CPU - Intel Core i5-4690K

There is is at least a $100 - $150 dollar price difference between the builds, even more if I go with a micro ATX AMD motherboard. I will not be using more than one graphics card and may overclock a little in the future, I can't overclock too much because after I've had the computer for 5 years I would like to give it to my family and have it last them at least another 5. They never upgrade their computers.
What I know from research -
Games are just now starting to utilize multiple cores but this may change down the road. In my case the Intel would be good for my older games but the AMD CPU may be more future proof IF games start to utilize multiple cores more often.
I also read the AM3+ socket is dead but I would upgrade the whole system in about 5 years so this wouldn't matter to much for me.
The AMD CPU is older as the Intel CPU was released last month.
To conclude, my questions are -
1. Do you think my CPU is causing a bottleneck?
2. Which system do you think would be the most future proof and give the best performance?
3. Is spending an extra $200 on the Intel system really worth it in my case?
4. Are the parts I've picked out good or do you have any other recommendations?
5. Will a micro ATX board work for light overclocking in the future?
EDIT - I guess my biggest question now is, it seems as if games may be using multiple cores in the future, the PS4 and Xbox One have 8 core CPUs and many games are counsel ports. Even though the AMD FX-8320 is older it may be able to take advantage of this in the future. At the same time the Intel is a very solid processor. Which to choose?
