~$750 Budget AMD Gaming Desktop

Hey all, I'm currently looking to purchase parts individually and build a desktop for playing games such as bf4, as well as internet surfing, word processing, etc. Is there any way to reduce the cost of the build listed below, using cheaper parts? My budget is roughly $750 hardware only, though my ideal build is slightly above that at $820 CAD. My monitor size is an 23-inch 1920x1080. I'm also aiming to not overclock immediately due to warranty concerns, but likely will in the future after making sure everything is stable or for futureproofing.
I'm also a fan of the nzxt phantom 240's aesthetics :wahoo:.

Ah, right, just noticed the duplicate thermal paste. Does the Asus r9 270 at $174.99 offer more bang for buck than the Asus r9 270x at $229.99 (both prices after rebates and shipping)?
EDIT: Also noticed the MSI 270x is cheaper at $194.99- how are MSI's cards compared to those of Asus's?
