Hey, I've installed an Intel i5 3570 (non-k version) along with a Zalman CNPS7X and everything "seems" okay.
However, Core #3, according to CPUID HWMoniter, is running between 8 and 10 degrees celcius hotter than the other three cores when idling, I've yet to actually put it through anything serious. Below are the temperatures I got from CPUID:

Value
Core #0 30 Degrees Celcius
Core #1 35 Degrees Celcius
Core #2 30 Degrees Celcius
Core #3 39 Degrees Celcius

Minimum Temperature
Core #0 27 Degrees Celcius
Core #1 31 Degrees Celcius
Core #2 27 Degrees Celcius
Core #3 37 Degrees Celcius

Maximum Temperature
Core #0 42 Degrees Celcius
Core #1 41 Degrees Celcius
Core #2 42 Degrees Celcius
Core #3 49 Degrees Celcius

My only thoughts are that, one, it's just the way the core is, or two, my thermal compound application wasn't as thorough as it could have been :/  any help or guidance would be greatly appreciated :]

Thank You :)

Download the software from your motherboard manufacture and check through there. CPUz might be reading the wrong temps.

Eitherway, 49 is fine. I wouldn't worry. That may be the core that Windows uses the most.

variance between cores is normal, although most arent as high as 9C. but nothing to worry about, your temps look good

Thanks for all your help, I installed the ClickBIOS II utility on my computer which came with the MoBo and I get an overall CPU temperature of 36/37 degrees celcius, it skips between the 2 :)  I'll test it gaming and see how it goes, thanks again!
