Gaming performance issues

So my problem is that when I'm playing games such as DayZ and such I'm getting good fps, when I'm in areas with building for example the frames will stay around 19-20fps but out in the open it will raise to about 35fps, I have overclocked my processor and tweaked the setting on the game and graphics card so It does not use edge smoothing or shadows. The only think I can think it is, is the processor.
Setup:
Asus P5Q MOBO
Intel core duo E7400 2.8ghz OCed to 3.8ghz
MSI radeon r9 270
12GB ram OCz and Samsung
320GB hard drive
Corsair GS800 psu

Solution
The problem is dayz is an unoptimized turd, everyone gets a fps drop in the towns, but in terms of a bottleneck, your cpu would cause it.
Replacing your cpu would probaby raise your frame rate in general.

Yeah I've noticed that with dayz, do you have any suggestions of CPUs on 775 that are worth a try? I'm thinking of changing my MOBO but then it's a lot more money with buying new ram, cpu and MOBO
 
You definitely need a new motherboard. There's no getting around that.
