Problem When Playing Games

I am having trouble playing certain games. Games like league of legends and dark souls 2 work fine but as soon as i try to play battlefield 4, assassins creed 4 or batman arkham origins everything is extremely laggy. I have 16 gigs of ram, an Nvidia GTX 770, and an AMD FX-8350 and im not entirely sure what the problem is but i think it has to do with my video card. I am monitoring the voltage using HWMonitor and it says that my VIN0 voltage is .887v. Does this seem low? Thats the only thing i can think of it being at the moment. Any help would be appreciated.

Check if Vsync is enabled. If so, disable it.

Hey so this is actually for my computer. My friend started the thread. Vsync is disabled and I am still having the issue.

at idle or gaming?

That is the temp while idle. While gaming it will go to 42C.

That''s a bit hiigh - blow out your case - especially fans, filters and coolers. Put your cpu fan speed up.

What Vcore voltages are you getting?

My Vcore is between 1.128 and 1.296

That's a bit low. Put it up to 1.4V.

Clean out your cooler to bring temps down.

So I did that and its still doing the same thing. I recorded a little bit of whats happening.

3 Know games where it happen are assains creed 4, batman arkham origins, and battlefield 4.

UPDATE: If any one stumbles on this with the same problem my solution was re-installing my operating system!
