r9 270x won't keep overclocks or go higher AND cannot change core voltage

So I am using MSI afterburner and I decided to OC my XFX R9 270x DD normally clocked at 1050mhz.
I managed to keep it at an OC of 1100 on the core and 1550 on the RAM.
I started to play some games and realized at times it'd go down to 1000 on core and 1400 on RAM, that seemed strange to me so I tried to OC again.
I tried to put it to 1150 on the core and 1600 on the RAM and it crashed. I decided to try to try to increase the voltage but when I looked on MSI Afterburner the setting was locked, grayed out and I couldn't change it. I looked everywhere and I couldn't find my problem
Temps usually stay around 50-60c when using Unengine and 50c in games.

doesn't workOn Trixx does it work? For me MSI ab was glitchy with the voltages.

Same with TriXX but Trixx is a lot different than Afterburner

Okay, here is what I found. When you brought the xfx r9 270x it said unlocked voltage on it right? From looking at a few other threads about this one of them said when they asked xfx with a support ticket.
Turns out the card is actually voltage locked but the card already has a high voltage going through it. Im not sure why your clocks change in game, other people are reporting this too. I think it may be the AMD tuning thing they've included on the r9 cards.
Also here's something you may want to try from here,

This is what one of them said, give it a shot. Nothing to lose. If it doesn't work Im afraid you'll have to stick with what you got.
Step 1. Make sure you're running the latest version of Afterburner to include support for the latest GPUs, among other things.
Step 2. Go into your MSI Afterburner main directory and locate the CFG file titled "MSIAfterburner. Open it with notepad since you'll only need simple word processing functions.
Step 3. Scroll down (or use the search function) for the following input fields and enter the values after the "="
UnofficialOverclockingEULA = I confirm that I am aware of unofficial overclocking limitations and fully understand that MSI will not provide me any support on it
UnofficialOverclockingMode = 1
Then click "file" and "save" before exiting Notepad.
If you're using an Nvidia GPU you can stop after you save, but there is an additional step if you are running an AMD GPU.
Step 4. Go to your start menu and do a search for "regedit" without quotes. The path you need to follow is given below, with the final folder being {4D36E968-E325-11CE-BFC1-08002BE10318}
HKEY_LOCAL_MACHINE\SYSTEM\ControlSet001\Control\Class\{4D36E968-E325-11CE-BFC1-08002BE10318}
Make the following highlighted changes, save, and reboot your system.
And you're done! Voltage and overclocking control should be unlocked.
