i played bf 4, batman origin, black ops 2 and dayz standalone. I see lag spikes every few minutes and i recently upgraded the ram. I made sure ram was working right so i installed memtest and ran it for a day and I got 3 passes with no error. All the drivers is updated but i can't figure out why mom computer is acting funny.

I am pretty sure you are having normal results. It's normal to have spikes. Some game can make you pass from 90 to 10 fps in a second. Are you playing at 1080p.

How often are the spikes? Every few seconds? Or rarely, and just every one and a while?

So you can play fine for like 10min and then get a spike from like 60 to 10? Thats normal.

+1 Try putting one of the games on your SSD and see if that fixes the problem.

What settings are you running games at? Chances are you should lower graphic settings a small bit on the most demanding games and see if that fixes your problem. The GTX 770 will run the latest games at high/ultra @ 1080p, but games like batman if you turn the settings all the way up with PhysX maxxed and all the antistropic filtering etc, will lag.

Lower your settings a little, and you will have higher minimum FPS, which means you won't get as many "lag spikes".

It's really not the end of the world to run games at medium/high settings. If you want the fastest money can buy it's expensive... You can buy another 1000$ worth of graphics cards but those will still have limitations on games like crysis 3 etc.

Also have you downloaded Geforce experience? If you download the Geforce experience and apply recommended settings for games you may have smoother gameplay. The difference between high/ultra and ultra/ultra is minimal...
