How could I best upgrade my computer for ~$500?

Some information: I'm a college student who loves playing video games; but doesn't have enough money to go out and buy a good computer. How should I optimize my nearly 5 year old computer for under $500 to be able to play most games these days on high settings at 45-60 fps for ~$500? Or is it possible?

System Specs are as follows:

CPU 3.2 GHtz AMD Phenom II X6 1090T Processor
Motherboard HPE 560-z
Memory 8GB GDDR3
Storage 1TB hard drive
Video Card NVIDIA GeForce GT 440
Power Supply 300 W
Optical Drive SEAGATE ST310000528AS
 


CPUI isn't that bad.

You can replace your CPU and MoBo or GPU and PSU.

I recommend replacing your GPU and PSU. Get a nice PSU from Seasonic (or get any brand manufactured by THEM) then get the best GPU you can. It would be nice. Again, when you have the money, upgrade to a latest gen i5 and the MoBo you need (you can go cheap on the MoBo if you don`t need "extras") :D
