half second fps drops

I recently built my first PC. Everything works fine except my games. I have the occasional random fps drop from about 60 frames to 40 and right back in about half a second. Any idea what causes this or hopefully a fix?
My specs
I7 4790
Gtx 770
8gb ram
120gb ssd
Msi z97 PC mate mobo

I downloaded msi afterburner and I don't see any different activity on my CPU or gpu during these spikes. The temps of both my CPU and gpu are about 50c.
