FPS values keep fluctuating?

Hi all experts, was wondering if anyone could help!

I recently downloaded the FRAPS software to monitor my framerate, and I realize that it fluctuates quite a lot in some games.

For instance, when I play L4D2, fps is pretty constant at 60 fps...is that a good reading?

However, when my sis plays games such as the Sims 3, I get really weird readings from the FRAPS readings that range anywhere from 16000 to 50000. That doesn't sound too possible is it? Also, in the Sims 3, I often experience lags and the game freezes quite frequently. Despite this, my GPU usage isn't even that great and fluctuates from anywhere between 10% to about 80%.

Pls advise on what problem I could be facing!
 
Most monitors cant show more than 60 FPS so if your computer is running at 60 fps thats great

If the game is always steady on 59 or 60 FPS it may be because it enables vSynch . You can do that in the graphics driver and what it does if make as many FPS as the monitor can display . Most serious gamers dont like vSynch because it causes a fraction of a second delay [ that can get you killed ]

Readings of 50000 are a fault with FRAPS some how . Its not whats actually happening .

Without knowing about your build , operating system its not possible to advise on how to eliminate pauses

You'd expect to be getting frame rates a little higher than a stock clocked GTX 660 . The review is older so the games are not the same , but it does show you should be getting playable FPS in all games by tweaking details a little bit .
Personally I dont mind at all if my FPS drop as low as 40 . Its still smooth . Even 30 is playable .

Your hardware is pretty high spec . Plenty of RAM , a fast processor . There are no obvious reasons there why you might have problems .
Sometimes a program running in the back ground can be the problem .
If you have an office suite installed make sure its not running . Use msconfig to stop it starting with windows .
Try disabling your antivirus . Just for a while when you are playing . Did that make a difference?
