Changed CPU and motherboard. Better PSU. Cheaper SSD.

GPU: Should have a look at the r9 290. Depending on the games you're going to be playing, the r9 290 does slightly better than the gtx 780, but not by any noticeable margin. But it is noticeably cheaper.

I changed the case to lower costs.

Don't think you'll need the extra fan.
