Low FPS in Games

I have recently built a PC for the first time and I have been having inconsistent frames in games. I have noticed this takes place in Ubisoft games (example, AC4, Watch Dogs, Far Cry 3 & Blood Dragon) I get between 11 and 13 fps no matter what graphical settings I use in all these games.I have also purchased Far Cry 2 because it doesn't use Uplay and I found that if i play at Direct X10 I get 11 to 13 FPS but when I switch to Direct X9 it can play at a combination of medium and high settings at 60 FPS. I also experience this in Tomb Raider 2013 (with 20 FPS) when I use Direct X10 but when I switch to Direct X9 I can play on the highest settings and achieve a fairly steady 60 FPS. I have tried deleting and reinstallng both the games, steam, and NiVidia drivers. I have also tried using older drivers and I get the same problem. I have also tried some of the fixes specific to the games but still see the same results and I have tried V-Sync and whether its off or on it is the same. What I want to know is if these games are just poorly optimized or if there is something wrong with my hardware? Note: I can play free-to-play games and modded Skyrim/Fallout on High and get a fairly steady 60 FPS.

GPU: Gigabyte Windforce GTX 760 Load Using Heaven Benchmark on Ultra:60 C Idle:47 C
CPU: AMD FX-8320 Load Using Prime95: 72 C Idle:46 C
RAM:Crucial Ballistix 8GB
Motherboard: Asus M5A97 R2.0
OP: Windows 7
PSU: Ultra Professional LSP 750 Watts

I disabled AA and set everything to off or minimum in the Control Panel and the problem remained the same. I only launched Far Cry 3, AC4, and Tomb Raider and its still the same. Also i have not changed anything in the drivers settings. How would you know if you have downloaded DX11?

do not use Prime95 for AMD use AMD Overdrive you have margin for temps and you have stability test there so no need for Prime95

72c is probably the reading of Socket not the CPU it self use AMD overdrive

go to Nvidia ControlPanel and put everything on default and only turn VSync to Adaptive

do not OC go with default GPU settings and use Valley Bencmark the GPUBoost will do its job it will OC it self depending on temps you can only just bump memory if needed

use the MSi Afterburner look if your Gpu proccesor, gpu boost and memory boost are steady if they have spikes then something is wrong

tell me more about CPU how much did you OC? and how?

Maybe you have drivers issue use this to delete and install new one with Clean Installation so you remove all the profiles you made in ControlPanel Nvidia

Jovan93 I have never overclocked or under-clocked I only downloaded the tests and monitoring to see the temps and if the problem persisted into the Benchmark which it didn't. I will try to do a clean install but I have tried to do it manually before and it didn't work.

did you update the MOBO? still use AMD overdrive for mesurment you have Margin there for temprerature for CPU and do that with the Valley benchmark maybe something is wrong with the card if you have spikes on memory and gpu boost then something is wrong maybe voltage or something

did you install the GPU on first PCI-E? is your windows 32 or 64bit?

as i said then try reinstalling the drivers using that video i send to you as a guide then perform a clean install with the newest driver 340.52 or try using old on 337.88 i had a similar problem few days ago as you can see here in my thread :http://www.tomshardware.co.uk/answers/id-2237542/asus-gtx760-dciioc-2gb.html
it helped me to increase fps and did not have drops hopefully it will help you to good luck

I have performed a clean install of my Nividia driver to 340.52 and the problem is still there I am wondering if the problem will affect other AAA titles since most of my games are Ubisoft, or free-to-play, or are supported by AMD (Tomb Raider), and since bothe Skyrim and Fallout use Dx9 it may just be poor optimization on the developers part, I guess I'll buy a few other games and see if they have the same problem and if they do I have a 2 year warranty on my whole rig and I'll take it in to see if its a problem with the hardware.

try it with MetroLL or Crysis3 those are some graphicly intense games i also own a GTX760 but ASUS one and didnt have those kind of problems all my games worked perfectly must be something wrong with the GPU lets hope not and that you are doing something wrong

Yeah id rather not have to buy a new card but ill have to wait and get some cash so I can pick up Metro LL or something and see if the problem is still there, until then I guess Ill either close the thread or leave it open until i get a game or two to test out.
