What do i need to build to ulltimate gaming pc for a max of 2000 dollars (2500 dollars if absolutely necessary)?

My friend recommended this site to me for help building a computer. I want to custom make a gaming pc with at least some of the following features (an asterisk represents their priority):
Great graphics*
Ability to run unreal engine 4 and cryengine with little to know lag*
High speed*
Great cooling system
sleek look.

My budget is a max of 2000 dollars, (though I would like to do this for as cheap as possible, I would be willing to spend some money to get better results), though if necessary I can go up to but not past 2500 dollars.

All help would be greatly appreciated.

For a gaming computer you should not spend more than this (core components). This build will deliver extremely fast performance in gaming and normal tasks. A lot of room for a good monitor, mouse, keyboard and headset.
