Games seem to be lagging on my computer. Playing skyrim or minecraft I don't get even framerates. I can max out at 60 sometimes but I have never gotten higher than that. But most times the fps drops to like 20. Playing on ultra graphics for skyrim and no anti aliasing, and Max settings minecraft. Spent 3000 on my rig and should be getting practically no lag. Any ideas why?

With this I should be getting high fps right? But I seem to be locked at 60 max, but it's never stays constant.
