Heat and Freq problem with i5 3570

I first got this processor close to two months ago and it worked fine but for the past week I have been having really low FPS. I checked the temps with HWMonitor and my cores are hitting temps up to 105C. When I ran the intel diag tool my CPU Freq failed. It expected 3.40 and I have gotten 1.002 to 1.20 while a game is up and running. When I have nothing running the freq test passes and I have no other problems.

When my computer has been running for just over 20 minutes or if I start up a game like World of Warcraft, Starcraft 2, Dota 2, or CSGO I get really bad FPS and sluggish processing. Also Chrome will be sluggish and take forever to load pages or switch between tabs. Any help on whats causing this? Is it a bad CPU or maybe I just didn't sit the heatsink correctly?

I got back into the computer again and looked around. The cooler looked like it was firm down but two of the four pins had come loose. I was able to tighten one back down into the MB but the fourth had a broken piece on the bottom. Will have to buy a new heatsink. Fan was running good just didn't have the contact it should have. I am now getting temps down in the 30-60 range depending on stress.
