Deciding between i7 4770 and i5 4670

I can't decide between the two processors. While the i7 performs better than the i5 and provides HT, the difference in the cost is of 25%, The performance improvement isn't that much significant.
If I go with the i5, I end up saving around 15% of my budget. i7 may be a future proof option, allow me to brag.
I'm not getting the k versions because I don't think that I'll lose out on much if I don't overclock. I'll end up investing in a better mobo, more RAM, better coolers and perhaps a PSU.

1. I'm not a serious gamer. I play a couple of MMOs occasionally or a few other games. I don't want the best gaming experience, but not a poor one either. My GPU (R7 250) will be the bottleneck anyway.

2. I'm a software developer. So there's a lot of compiling and debugging. IDE response times may matter.

3. I play with a few things here and there. Might try new applications. Wouldn't want to regret the decision of getting a bad set up later, I do use photoshop etc occasionally. In short, I want a hybrid rig.

I MAY not use the set up after 2 - 3 years, at which point I'll hand it down to somebody who uses the computer for scientific tasks (which leads me to believe that HT may not be a bad choice.)

The money I save will allow me to upgrade the RAM from 8 GB to 12/16 GB (overkill?) and invest in a better mobo (I'm thinking, MSI Z87-G43.) Corsair Vengeance seems expensive.

Currently thinking of getting the Gigabyte H87M-D3H Motherboard. Thoughts on motherboards would be nice too.

Another option if you are going non-K would be the Xeon 1230v3/1240v3.

If you are going non-K, you gain nothing useful from picking a motherboard with a Z-series chipset.

Depending on how memory-heavy your stuff might be, 16GB could be a good thing. I'm rolling with 32GB myself since I have quite a few large programs open all the time and want enough spare memory to cache all of their frequently accessed files to practically eliminate disk IO once everything is loaded.

I can't find either of those processors available online in my country. If I get newegg to ship them here, it will cost me just as much as the i7. While I am going to buy from a local market, I don't expect to find the processors there since they aren't available online.
