What to upgrade first - CPU or Graphics Card?

Hi guys,

I have a budget for one of these -

Intel i7 3770K @ 3.90 GHz
ASUS GTX 780 3GB DC2-OC

I currently have -

Intel i5 2310 @ 2.90 GHz
ASUS GTX 650 Ti BOOST 2GB DC2-OC

Info on CPU -

I've been using my CPU from the year 2012, and now it's starting to overheat till 100 C and above at 25% CPU Usage for 10 Minutes and I believe it causes bottlenecking with my GPU so I thought I should replace it by now.

Info on GPU -
My GPU is around 1 Year old and it works good but I have a little problems with it that it sometimes become too slow that I start getting 19 FPS on Assassin's Creed Brotherhood and Need For Speed Hot Pursuit 2010 which is really lame for it. I now use the Gaming Profile and the lag has gone but I still don't ever see any 60FPS until I turn off V-SYNC. With VSYNC I see 30FPS which is not bad but not good as well.

And plus I'm getting the GTX 780 for $640 which is a nice price drop and I want to play Assassin's Creed 4 for 1 Hour per day on at least 45 FPS.

UPDATE: I have a Motherboard which supports PCI-E 3.0, a GPU which does it as well but not a CPU. If I get the i7, I'll get PCI-E 3.0 Enabled.

But once I get any of these two, I won't be able to upgrade them for about a year so I need long time and heavy duty speedups.

So keeping these things in mind, What should I upgrade first? My CPU or GPU?

Are you sure it would be better than i7 3770K?

What are the regular performance increments when we compare PCI-E 2.0 with PCI-E 3.0?
And if i7 3770K gives a boost of around 15-20 FPS my work will be done.

And if I get the ASUS GTX 780 DC2-OC 3GB, my work will be done without any problems.

Otherwise I'll wait another year to save for both the things and get then all at once... (I'm really getting impatient!!)

UPDATE: As Cooler Master 212 Evo is out of stock from hwere I buy online, will this one be good?

The i5 is still a capable gaming CPU if you get the overheating problem fixed. A CPU upgrade from the i5 to i7 isn't going to give you the FPS gains you think it will. There is hardly any difference between i7 and i5 chips when gaming. The GPU upgrade is what you are looking for if you want better FPS.

Okay friends, I'm back after a long time. I have purchased the Arctic Silver 5 Thermal Compound and applied it perfectly on my CPU and I got Deepcool GAMMAXX400 CPU Cooler and installed it correctly too. I now have an amazing difference in temps, before on idle temps used to be 70 C and now when Im gaming extreme like Assassin's Creed IV on 1920 x 1080 All Ultra, temps hardly go above 80 C.

I've also applied this thermal compound on my GPU's Core. It was also overheating, 100% Fan Speed and 80 C wasn't expected. Now all my temps are under control. I will try to convince my parents to buy me the GTX 970 as it's a lot better than GTX 780 in price.

Any suggestions for a new Graphics Card? (Actually good suggestions or bad, I ain't getting anything until I get the A+ Grade in all xD )
