HWMonitor shows 3 different motherboard temperatures, which one is the real?

Hi I was wondering why Hwmonitor shows 3 different temps for the motherboard:
TZ00 always 28C (no matter what ambient/CPU temps is)
TZ01 always 30C (same)
Motherboard (I think the real one, showing the same as Asus AIsuite)
Speccy shows the 28C every time so I can't rely on it.
So what is TZ00 and TZ01? Why every 3 programs show different (etc speccy the 28C, Aisuite the real one and Hwmonitor all).
Also why doesn't Aisuite report the correct CPU temps? It's showing the real temps when idle/little load but while rendering, it just shows around 56C-60C but Speccy and HWmonitor report 85-88C. 60C is impossible I'm using the stock cooler. Which is the real temp?

Mobo: Asus z97m-plus
CPU: Core i7 4790 stock cooler
Custom built PC.

To be honest, I can't get temps answered for this chip either. I have a custom water loop that cools this guy and I'm hovering around 30-40'C at idled and minor load and when i stress test it it jumps to 80-90'C. I have an ASRock Z97 OC Formula ATX board and an EKWB Supremacy Full Nickel WB on it and it's OC'd to 4.7Ghz 24/7. I don' t think the chip has been out long enough for many people to get very accurate info on it.
