If you pay attention to Tomshardware, they have the Best CPU for the money. Core i5 is consistently coming out on top for gaming. If I was to build a computer today, I'd go with that on the CPU. In terms of the other components, you need to ask yourself what all will be done with the PC. Me, I plan on, not only gaming, but also a media hub, as well as some application development. RAM comes to mind, in this regard. For you, 8GB of RAM will be sufficient. For me, while that COULD be sufficient (as I'm on 4GB now and hating life), I might just end up with a 32GB RAM machine when I upgrade.

Long story short, go with the Core i5 (4690K).

But is the i5 better for gaming than the amd quad or 6 core? Seems like since most games don't use threading as per what I am seeing on posts the i5 cores are faster? And you need to turn off threading to make your game run faster? Am I getting this right???

First, i3s are stronger than any of the A6, A8, or A10 CPUs. An i5 is so far ahead it doesn't bear comparing.

Doesn't matter how many threads games use for this comparison - an i3 is always faster than the A6, A8, or A10 processors, and an i5 is always way, way ahead.
