Unsual lag, out of the blue, Help please

Hi everyone

Let me apologize in advance for the wall of text. :D

A friend of mine is having a serious problem. We have both tried to find the root of the cause and find a solution but with our limited knowledge we have been unsuccessful.

Would appreciate some help with regards to this issue.

Rig information as follows:
Cpu: Intel i7 2600k stock clocks, never been over clocked
Ram: 8gigs Kingston HyperX Blue ddr3 at 1600mhz
Mobo: Asus p8z68-vpro b3 lga1155
Gpu: Asus Gtx560ti
Psu: Huntkey 600w
Windows 7 64bit Ultimate.

My buddy seems to have a really strange issue here. Out of the blue Fifa14, BF3, Don Bradman's Cricket 14, Skyrim, in short all games are lagging. Never ever had any problems with these games before but now all of the sudden they are all lagging. This setup is approximately 2 - 2.5 years old.

Here is a list of some attempted fixes:

We've uninstalled GPU drivers, reverted back to older versions, updated back to newer versions.

Replaced thermal compound and stock Intel cooler with an aftermarket cooler as the CPU were quite high, Idle around 60degrees Celsius and load at 80-83.

After new cooler idle at around 30-36degress and load around 65degrees.
BUT STILL the lag is not resolved.

CPU and GPU usage is all normal during idle and load nothing out of the ordinary.

Ran a GPU stress test. Temps were perfectly fine on idle and on load, NO artifacts, crashes, bsods etc.

Installed multiple hardware monitoring software, reports nothing back out of the ordinary.

Ran scans and checks for viruses and malware. No threats.

Reset the Bios.

The only we haven't done as yet is a fresh install.

After installing new drivers, the games ran fine for around 5-10min then the lag comes back.

After installing the new CPU cooler, the games ran fine again for around 5-10min then the lag comes back just like before.

Games aren't crashing, the pc isn't crashing, no restarts, no error reports. The pc isn't sluggish feels normal, just poor performance in games that was never there.

We would really appreciate some help and advice regarding this issue as it seems to be quite baffling and eluding.

Aw that's no good. What are the GPU temps? Glad you got a new cooler, those old temps were very high.
You've tried near everything, so I suggest you try a clean install, as annoying as it is :(
It could be the Huntkey PSU, but PSU problems usually manifest themselves with random shutdowns.

GPU temps: Idle around 55 and load 65degrees Celsius, this card doesn't hot at all, we haven't seen GPU temps higher than 75 or even close to 75, it stays nice and cool.

Okay, quick update: We busy checking the drives now, Friend has a 128gb SSD which most of the above mentioned games are on. SSD has 15 gigs free. One of the hard drives have been faulty for quite a long time, but hasn't completely failed yet. We will remove this drive and try with the SSD alone and see i the problem is resolved.

If that fails we will then try reloading windows when we have free time.
