AMD FX 8320 Heating Problems

I have just built a new build last night and everything seems to be working fine except the CPU has been getting abnormal temperatures. Its has been getting anywhere from 18* - 60* C on idle. It bounces around very quickly and when I open any program such as a browser or new window it goes up to the 40*s. When I have no other windows besides my HW monitor open it stays in the low to mid 20*s. In game it gets up to 80* after 5-10 minutes of gameplay. I have tried to update the bios on my mother board, re-seat the heatsink and apply new non-pre applied thermal paste.
I am using a AMD FX 8320 with Arctic Alpine 64 GT Rev. 2, and an ASUS M5A78L - M LX PLUS. I can supply more information if needed. Thanks

It's just a bad cooler you have, amd chipsets are known to be hot very easily, I'd recommend you get a new cpu cooler like the coolermaster hyper evo 212, that should solve it
