Intel i7-4790K and GTX 770 vs. Intel Xeon E3-1231 V3 and GTX 780 For Gaming

The title says it all. I'd like to know which set-up will grant me the best performance for gaming, as they are both the same cost equally to build, the i7-4790K and GTX 770 costing a tiny bit more (~$20 give or take).

Up to my understanding, a better graphics card will be better for gaming than a better processor, and that the Intel Xeon E3-1231 V3 is pretty much an i7-4770 without the iGPU and no overclocking capability. As an iGPU is useless for a gaming build, and I have no desire to overclock (and if i ever do want to OC in the future, I can always use Turbo boost, which the Xeon has), I would think the Xeon route would be best. But before going full in, I want your advice of this topic. Thanks again for anyone who helps out! :D  Here is the rest of my build as follows;

Asrock Z97 PRO4
Cooler Master Hyper 212 EVO
Arctic Silver 5 Thermal Paste
Corsair Vengeance 8GB 2x4GB DDR3-1600
Western Digital Caviar Blue
Corsair Builder CX750 750 Watt.

first of all you dont need an i7 for gaming a 3rd or 4th gen i5 is enough and go with Xeon E3-1231 and gtx 780 that will give you much better fps in games and make your build future proof.
