Which part should I upgrade?

Hello guys. I plan to upgrade my pc with a 400$ bugdet. I'm posting this here because I feel that my cpu and motherboard might be ones stopping me from using all of my gpu's power. My main goal is increasing games fps.

My spec is:
-NVIDIA GeForce GTX 660 2.0 GB
-Intel(R) Core(TM) i5 CPU 750 @ 2.67GHz
-2x Corsair Dominator 4GB Dual Channel DDR3
-OCZ ZT550W Power Supply
-ASUS P7P55D Pro
-HD Seagate SATA II 1000 GB (1TB) 7200 RPM - ST31000528AS

Your processor is several generations behind, so a new i5 would increase performance quite a bit.

Some games that dont rely much on the CPU may not have the best increases in performance, but the largest reason to upgrade is the upgrade path.
Z97 boards, ability to run whatever graphics card you choose on top of the performance boost now will be well worth the cost.
Upgrade the CPU and motherboard to these:

And the GPU can still last a bit before starting to loose performance. By then you might have gotten enough money for a GTX 760 or even a 770.
