mITX gaming build ~1000-1200$

Hello guys,

I am looking forward to build a gaming pc in a mITX case. I've looked around for some build and I came with this:

All prices include taxes (Quebec/Canada).

CASE: Corsaid Obsidian 250D - 81.36$ at DirectCanada (bought)
CPU: Intel Core i5 4690K - 229.89$ at DirectCanada (bought)
MOTHERBOARD: Gigabyte Z97N-WIFI mITX - 149.99$ at NCIX
GPU: GeForce GTX 770 - looking for a good price (maybe waiting a little bit before buying one)
RAM: G.SKILL Ripjaws X F3-14900CL9D-8GBXL 8GB 2X4GB DDR3-1866 CL9 - 86.59$ at DirectCanada (bought)
PSU: Seasonic S12G-550 Gold 550W ATX 80PLUS - 69.99$ at NCIX
SSD: Crucial MX100 256GB SATA 2.5" - 119.99$ at NCIX
HDD: none for now.
OS: already have Windows 7

Total cost for now without the GPU and HDD is around 700-800$ (taxes included). I will use this computer to play games (BF4, D3, CS:GO, etc), watch movies, do programming and surfing the internet.

I would need advice on the CPU since it's the first time I'm building a mITX PC. The PSU I chose is only 70$ (instead of 110$) and seems very good but it is not modular or semi-modular. I guess for a mITX I should go with a modular one? What do you guys think about this one? Should I buy another one?
