AMD 965 Black reading insanely high temps and sudden fps drops

I've been getting sudden fps drops while gaming. Using Afterburner I'll notice my gpu usage is +95% and then suddenly drops to below 20%, resulting in a massive fps drop that lasts 3-10 seconds. At the same time this is happening my cpu temp will shoot from 60c to 265c instantly. I've used speedfan and hw to monitor the temps and both read the same instant increase in cpu temp.
I'm guessing my cpu can't actually be 265c so does anyone know what could be causing this? It happens on multiple games and has made them practically unplayable. Thanks.
My setup:
AMD Phenom II X4 965 Black Edition
ATI Radeon HD 7770
8gb ram
MSI 760GM-P23 motherboard

You are correct, 265C is not possible since the solder balls between the CPU die and the substrate PCB likely melt somewhere in the 130-160C range.

Either the software is not reading the temperature correctly or the sensing hardware is defective.

Try different hardware monitoring software and if they all go bonkers, you have some issue with circuitry either on the motherboard or CPU.

I've tried 3 different monitoring programs and they all have the same crazy reading. Everything is fine at idle and under light usage. Once I start gaming is when things get weird. Is it possible I need a new mother board?

Did some research and apparently my mother board is only rated at 95w and my cpu is 125w. Could that be the reason why the readings are off?
