AMD Athlon II x4 760K High Temps!!

Just finished a PC build with an AMD Athlon II x4 760K quad-core CPU. I have two case fans, a generic one standard with the case and a noctua. So far I haven't felt any heat blowing out from inside the computer...

But I've been concerned with the temps I'm getting from the CPU. I use HWMonitor because AMD Overdrive doesn't give temps over 70C, and I did a test on the CPU with it. Played Unturned for a couple minutes (if you don't know, Unturned is a PC game with minimal graphics--not a heavy-load game) and I checked the temps...

97C!!

That scared me. Albeit the game was running at around 70-75C on average, but a spike like that seems way too hot. So I'd like to know a few things:

-how hot is my processor designed to run at?
-how accurate is HWMonitor with athlon ii CPU's?
-do I need more fans?
-is it worth it to undervolt?
-if so, what is the optimal voltage for undervolting my specific CPU (it's doing 1.3750 on average)
-is there anything else I should know?

Recap: CPU runs at 50-55C idle, 60-65 low load, 70-75 with high-90's spikes on heavy load.

Specs on PC:
Mobo: ASRock Extreme 4+ ATX
GPU: Zotac Geforce GTX 570
RAM: Crucial Ballistix Sport 8 GB 2x4 1600mhz
HDD: 500GB 7200 rpm
PSU: Sentey 625w
ODD: generic CD-DVD reader/writer
 
Solution
AMD Tempertaure readings for the FM sockets are innacurate and should be discarded. AMD themself have said they have not found a solution yet.. your best bet is to take your socket temperature and take about 8'c off of it for a safe reading
