Since this would be a gaming PC and the three builds are pretty much identical besides the CPU and MOBO, you are just comparing the 3CPUs for gaming purposes.
When it comes to gaming, the most importance falls on the GPU and RAM. CPU plays a role in gaming but a quadcore CPU would be more than enough for gaming (unless you want some side programs running, such as your messenger, music, etc.). The 4790k is a great CPU but if you are not overclocking it, I'd say it's a bit of an overkill. If you do want to OC it, you'd need to put a CPU Cooler to that build. 4.0GHz octacore CPU is a big overkill for gaming (a game wouldn't use even half of those cores).
I would go with the i5 (maybe OC it in the future) and also add a CPU cooler to keep it cool and lower the case's temperatures in general. IMHO this would be the most optimal choice out of the three.
I would consider throwing in a SSD for boosting up the OS and the load times of the games. WD Blue is a great drive for everyday computing and games only rely on storage for load times (except if the game needs to load a big texture file or has an in-game loading screen), so even without the SSD, you'll still have the same graphics and FPS.
