The new CPU would give a theoretical 50% increase in processing power - but given the games you are playing and the settings you want to achieve....I would go with a better GPU first.....the intensity of the graphics is the reason.....
A GTX 770 (about $300-$350) would give a tremendous boost to gaming performance on your PC - however, you may have to upgrade your PSU as well....
I think you might get more bang for the buck upgrading the GPU - what games are you playing - and what settings are you wanting to achieve in the games?

The GPU is about a 50% upgrade over your current one. The site http://www.videocardbenchmark.net/ lists virtually all of the benchmarks for CPUs and GPUs that are currently on the market and a value rating (power for $$) on the equipment. I use this site often for a quick reference to compare performance....When you get down to 1-2 devices - Tom's hardware often has more in depth test results - often with game performance listed as well.
