AC4 game physx and vsync problem

hi guys I have an ac4 game...taken from a friend and I have a lot of fps problems with the game.(specially with the vsync and PhysX settings)
my specs are:
i5 3450
8 gb ram
Asus gtx 760.
version 1.04
what to do?

But with this config I wwould wish yo enjoy the game to the fullest.. Can't u yell me how to get the patch

The game is badly optimized so that's what is causing the fps drop.i have a fx 8350 with r9 280x and i still have fps issues with the game

Ya so is there no patch? The pphysx is the main problem pls can u suggest a patch?
